How to Spot a Fake PG Listing Online Before You Waste a Trip

By Team Aspiro

The Gap Between the Listing and the Reality

In 2026, the majority of PG searches begin online. The listings look polished: wide-angle photographs, amenity lists that include "high-speed WiFi" and "24x7 security," and rents that seem reasonable for the apparent quality. Then you arrive, and the gap between listing and reality is immediately apparent.

Check 1: Verify the Photos

Professional photography is not evidence that a listing is fake. Check whether the photos match the actual room on offer. Request recent room images or an arranged live video tour, and confirm the address and management identity. Tours should respect residents’ privacy.

Red Flag 2: The Amenity List Is Vague

"WiFi available" tells you almost nothing. What speed? Shared or dedicated? Ask for specifics on every amenity. A genuine property with real infrastructure will give you specific, confident answers.

Red Flag 3: Google Reviews Tell a Different Story

Search for the property on Google Maps and compare reviews across dates and ratings. Repeated concerns deserve follow-up, but reviews can be incomplete or misleading. Ask management to explain specific issues and cross-check them during your visit.

Red Flag 4: No Resident Agreement in Writing

A serious PG operation will provide a written Resident Agreement. If the management is reluctant to provide this before you pay, this is a significant red flag.

Red Flag 5: Too Good to Be True Pricing

A very low advertised rent deserves closer checking, especially when many services are listed. Confirm room occupancy, deposits, electricity, food, maintenance and other charges in writing. Price alone does not prove fraud.

Contact Aspiro Living to arrange a property visit or ask about a live video tour. Confirm availability and visitor arrangements before travelling.

Conclusion: Verify Before You Commit

Verification can reduce the risk of a misleading listing. Keep records of the listing, written terms and payment receipts, and avoid pressure to pay before you have checked the property and terms.
